Searching around a base, not around a city

Joint Base San Antonio is not one location. Lackland sits southwest, Fort Sam Houston sits just northeast of Downtown, Randolph sits out past Live Oak, and Camp Bullis is far north. The submarket that works for one is frequently a poor answer for another, so the search starts with your gate and your report time rather than with a citywide list.

We align your BAH under the San Antonio Military Housing Area (MHA TX285, refreshed each January) to what units actually cost in each of those areas, and we do it against the full monthly figure rather than the advertised rent.

Why does the full monthly figure matter so much for BAH?

Because BAH is a fixed number and the fee stack is not on the listing. Valet trash, pest control, RUBS water and sewer allocation, billing admin and tech or amenity packages add 7-15% over base rent across San Antonio. On a $1,400 two-bedroom that is roughly $100 to $210 a month that does not appear on any listing site, before CPS Energy, the sole electric provider here, with a real summer peak.

A unit advertised at $1,350 with a $170 stack costs more each month than one advertised at $1,450 with a $45 stack. Which is exactly the kind of thing a BAH budget gets wrong when it is built off sticker prices. The full breakdown lives on what San Antonio apartments actually cost per month.

Which base maps to which submarket?

The table above is the short version, and renting near JBSA goes deeper on each. The pattern is:

  • Randolph pulls Northeast, Live Oak, Universal City, Converse, Selma, and the Schertz-Cibolo corridor just beyond it.
  • Lackland pulls Southwest along Loop 410 and US-90, with the newer West-side Alamo Ranch and Westover Hills corridor as the higher-rent, newer-stock alternative.
  • Fort Sam Houston and BAMC pull Central San Antonio and the Alamo Heights / North Central ring, both at 10 to 15 minutes.
  • Camp Bullis pulls Stone Oak and far-north Bexar via US-281 and Loop 1604.

What about the lease protections?

Two things come up constantly and they are not the same thing. The Servicemembers Civil Relief Act provides certain lease-termination rights on qualifying orders. Separately, most leases here, Texas Apartment Association forms in the majority of cases, contain a military clause with its own wording and its own notice requirements.

We ask for that clause language before you apply and flag anything that reads unusually. What we do not do is interpret it for your situation, because that is legal advice and we are not qualified to give it. Timing, if you have any flexibility

May through August is peak PCS season stacked on top of the school cycle. It is the tightest availability and the thinnest concessions of the year. December through February is the deepest concession window, often a $2,000 to $3,000 difference over the lease term on the same unit compared with a June signing.

If your orders leave you no flexibility, that is normal and we work with it. If they leave you any, a 7-month or 17-to-18-month term signed in summer pushes your renewal into the winter window, which is worth real money the second year.

We also will not tell you a community is “military friendly” as a marketing phrase. How much is BAH in San Antonio?

It varies by rank and dependent status under the San Antonio Military Housing Area, MHA TX285, and rates refresh each January. Check the DoD BAH calculator for your exact figure rather than a third-party summary, including ours. What we do is map that number against real submarket rents so you can see which areas fit and which do not.

Will my BAH actually cover the apartment?

Only if you budget the full monthly stack. Across San Antonio, valet trash, pest control, RUBS water and sewer, billing admin and tech or amenity packages add 7-15% over base rent, and CPS Energy is billed separately with a strong summer peak. A unit that looks comfortably inside BAH on the sticker rent can sit outside it once the stack is added.

Which neighborhoods are closest to Lackland?

The Lackland and Southwest submarket, at 5 to 15 minutes off-peak via Loop 410 or US-90. It also has the lowest two-bedroom band we track, roughly $1,000 to $1,400. If you want newer construction and will drive farther, the West-side Alamo Ranch and Westover Hills corridor is 15 to 25 minutes out.

Where should Randolph renters look?

The Northeast corridor, Live Oak, Universal City, Converse and Selma, sits 5 to 15 minutes from the gates, with the Schertz and Cibolo corridor a little farther out and generally newer. Which is better depends on whether you want the shorter commute or the newer stock.

What is a military clause and do I need one?

It is a lease provision allowing early termination on qualifying military orders. Wording differs between leases, and Texas Property Code §92.017 also addresses early termination rights for service members in certain circumstances. Can I do the whole thing before I arrive?

Yes, and most inbound PCS renters do. We run intake, shortlist, a recorded video walkthrough of the actual unit, the application and the lease signing remotely. We are also explicit about what a walkthrough cannot capture. Noise, smell, and what the neighbors are like are not things a camera gets.

When is the worst time to move here?

May through August, which is peak PCS and school-cycle demand simultaneously. Concessions thin out and availability tightens. December through February is the opposite, the deepest concession window of the year, often worth $2,000 to $3,000 over a lease term against a June signing on the same unit.

Do you help with Camp Bullis and BAMC assignments?

Yes. Camp Bullis pulls toward Stone Oak and far-north Bexar, roughly 15 to 25 minutes off-peak. Brooke Army Medical Center sits at Fort Sam Houston, which puts Alamo Heights, North Central and Central San Antonio in range at 10 to 15 minutes. Both change the submarket answer substantially.
