The rule, and what it actually means
Most San Antonio properties require three times the monthly rent in gross household income. Gross means before tax. Household means everyone on the lease combined.
On a $1,300 apartment, 3x means $3,900 a month. Stricter Class A communities ask 3.5x, which is $4,550 on the same unit. More flexible properties, usually older Class B and C stock, will work at 2.5x, or $3,250.
It is the most consistently enforced screening rule in this market. Credit floors move when occupancy softens. Income multiples rarely do, because the property is testing whether you can pay, not whether you have paid. It sits alongside the credit band on our credit-issues service page for that reason.

The number that trips people up
Properties qualify against base rent, but you will actually pay base rent plus the mandatory fee stack, which runs 7-15% higher. If you do not have pay stubs
This is the real subject of most searches that land here. Self-employed, 1099, gig income, variable commission, seasonal work, or newly arrived with a job starting next month.

What properties commonly accept:
- Tax returns, most recent one or two years. The strongest single document for self-employed applicants
- Bank statements, three to six months, showing consistent deposits
- 1099s from the past year
- Client contracts or retainer agreements with dated terms
- A CPA letter confirming income. Carries weight at properties that will take it
- An offer letter with a start date and salary, for a job not yet started
What matters as much as the amount is consistency. Six months of steady deposits proves more than one exceptional month, and a reviewer looking at variable income is trying to work out what a bad month looks like.
If you fall short
Four routes, in rough order of how often they work:
A qualified guarantor. The most reliable bridge. A guarantor takes on the obligation, which is exactly the risk the income rule is protecting against. Options and cost are in guarantees and deposit alternatives.
A property at 2.5x. They exist, mostly in older Class B and C stock. Fewer amenities, larger floor plans, and an on-site manager who can make the call. That same discretionary layer is where a low score gets reviewed, the bands are mapped in apartments that accept bad credit in San Antonio.
A roommate on the lease. Household income is combined, so a second earner solves the arithmetic outright. The trade is joint liability at most conventional properties, if they stop paying, you are responsible for the whole rent.
A lower rent band. Unglamorous but effective. Dropping from a $1,394 two-bedroom to a $1,095 one-bedroom cuts the income requirement by nearly $900 a month at 3x.
A worked example
A self-employed contractor, $58,000 on last year’s return, targeting a $1,300 two-bedroom. That is $4,833 gross a month, comfortably clear of 3x on paper.
Applied cold with only bank statements, declined at two properties for insufficient verification. The income was never the problem, the documentation was. With the return, six months of statements and a short CPA letter assembled up front, the third application was approved at a standard deposit.
Two application fees, roughly $130, spent learning that self-employed files need a document set rather than a number.
