The gap between the listing and the answer
A renter working from a listing site sees sticker price and no signal about whether their application will clear. Both gaps close with the same work, and that work is what we do.
The listing shows price, not policy
Zillow tells you a unit is $1,295. It does not tell you the property wants 620 credit with a 7-year eviction lookback and will not take a guarantor. Two Class B buildings on the same street, same rent, different management, run completely different standards.
Application fees are the real cost of guessing
They run $50-$75 each and are non-refundable. Apply at four properties that were never going to approve your file and you have spent $200-$300 to be told no four times.
A $200 balance blocks like a $2,000 one
Property debt is the hardest single screening factor in San Antonio. Most renters assume a small balance is ignorable. At a lot of properties it is a hard stop until it is cleared or a payment plan is documented.
The advertised rent is not the monthly cost

Base rent is the start of the number, not the number. This is why the "cheaper" unit is frequently the more expensive one.

Net effective rent: why the higher sticker can be cheaper
A concession spread across the lease term changes which unit is actually cheaper. Concessions are year-one only; renewal resets to listed rent.

What the San Antonio market is doing right now
Renters occupy roughly 48% of San Antonio housing, about 260,887 units. The largest single share of that stock, around 18% or 47,352 units, was built between 1980 and 1989. That matters more than it sounds: older Class B and C product is where an on-site manager still makes a case-by-case call on a complicated file, while newer Class A runs a software rule with a hard floor.
Rents across the San Antonio-New Braunfels MSA averaged $1,273 in July 2026, roughly 15-19% under Austin for comparable units. Vacancy near 10% and Class A rents down about 3.2% year over year have produced a genuine renter's market, but construction starts fell roughly 80% in 2024, so the supply cliff should tighten conditions through late 2026 into 2027.
Geography drives the rest. The Loop 410 and Loop 1604 rings, I-10, I-35 and US-281 set every commute on the map, and employment concentrates around the South Texas Medical Center corridor, Port San Antonio, the Northwest corporate campuses, and Joint Base San Antonio. Where you can afford to live is a function of which of those you drive to.
A note on the legal frame, because it comes up: your lease will almost certainly be a Texas Apartment Association form, and Texas Property Code Chapter 92 governs the landlord-tenant relationship behind it. We will point out the clauses worth reading: reletting fees, early termination, military clause. We are locators, not attorneys, and we say so.

Deposit or a guarantee may apply.
I owe a balance to a former apartment, can I still rent?

Is now a good time to rent in San Antonio?
It is a renter’s market and probably a temporary one. Vacancy is near 10%, about half of communities are running one-to-three-months-free concessions, and Class A rents are down about 3.2% year over year. Construction starts dropped roughly 80% in 2024, so the supply pipeline thins through late 2026 into 2027. The honest read is that moving sooner is worth more than waiting.
When are concessions deepest?
December through February. May through August is peak PCS and school-cycle demand and the worst window for a deal. A winter lease can beat a June lease by $2,000-$3,000 over the term on the same unit. Signing a 7-month or 17-18-month term in summer pushes your renewal into the low-demand window.
Do you handle relocations and PCS moves from out of state?
Yes, and the whole process runs remotely: intake, shortlist, a video walkthrough of the actual unit, then remote application and lease signing before you arrive. For service members we align the search to your BAH under the San Antonio MHA (TX285) and to the JBSA base you are reporting to.

Do you tell people which neighborhoods are safe?
No. We never characterize neighborhood safety, and we do not steer on any protected characteristic. We compare submarkets on the things you can verify: rent by unit type, commute times to real employment centers, inventory age and class mix. That is a Fair Housing commitment, and it is also just better information.
