What counts as a credit issue here
Your credit file is the obstacle in this category, the score itself, a thin file with almost no history, derogatory marks like collections or charge-offs, or an income figure that does not clear a property’s multiple. It is the most common complication we see, and the one where published numbers help the most, because the thresholds are knowable in advance.
Here is the thing most renters do not know. Two Class B properties on the same street, at the same rent, under different management, can run completely different standards. One requires 620 with a seven-year lookback and accepts no guarantees. The other takes 550 with case-by-case review and works with a deposit alternative. Nothing on a listing site tells you which is which. That difference is worth roughly $150 in application fees to discover the wrong way.
How much does a wrong application cost in San Antonio?
Application fees run $50 to $75 each and are non-refundable. Apply at four properties chosen off a listing site with a 574 score and you have likely spent $200 to $300 to collect four declines and, in some cases, four screening reports you did not need. Types of credit issue and how each is weighed
A low score with a clean rental record. The most straightforward case. The band on the table above does most of the work, and a larger deposit or a guarantee opens the tier above your band at a meaningful number of properties.
A thin or absent file. Students, first-time renters and recent arrivals to the country often have no meaningful credit record at all. Derogatory marks. Collections, charge-offs and civil judgments. Age, amount and type all matter. Non-rental debt, medical, credit card, utility, is generally weighed more leniently than a balance owed to a former apartment. That distinction is covered in collections and judgments.
Discharged bankruptcy. Treated as a single documented event by a good number of properties, particularly where the record since discharge is clean. Recency drives the outcome more than the chapter does.
Income qualification. Not strictly a credit problem, but it fails applications at the same rate. Most properties want 3x monthly rent in gross income; stricter Class A wants 3.5x. Self-employed and variable-income renters need different proof, which is its own income qualification guide.
When do you actually need help with this?
If your score is 680 or better, your rental history is clean, you clear 3x income and you know the area, you do not need us for this. You will get approved nearly anywhere and we will say so.
The value shows up when your file carries something that changes which properties will look at it. Under 620, a thin file, a recent derogatory mark, non-W-2 income, or a prior decline you do not understand. That is where knowing the threshold in advance is worth real money.
What we can’t fix
We cannot raise your score, remove a mark, or talk a property out of a hard floor set by its management company. We cannot promise approval, and any locator who does is telling you something they cannot deliver. If the honest answer is that nothing in your target rent band will approve your file right now, we say that too. Along with what would change it.
