1. Agreement

By using this website or our services, you agree to these terms. San Antonio Apartment Locators Group is an apartment-locating service brokered by Spirit Real Estate Group, LLC, TREC #9003398, operating in San Antonio and Bexar County, Texas.

2. What we provide

We provide apartment-locating services to renters, including:

• Credit Issues, The credit file itself. Score, thin file, derogatory marks, and income qualification, matched to properties that will review it.
• Rental History, What a prior landlord reported, broken leases, evictions, and property debt. The highest-intent of the three screening hubs.
• Background Issues, Criminal history, handled with the most care of the three hubs. Property policies stated factually, never framed as automatically disqualifying or acceptable.
• Military & PCS Relocation, BAH-aligned, base-proximate searches for service members and PCS movers across Joint Base San Antonio, with SCRA guidance.
• Relocation & Remote Renters, For out-of-town renters who can't tour from 1,000 miles away, video walkthroughs, remote applications, and submarket orientation.
• Luxury & High-Rise, High-rise and luxury inventory in the Pearl, Downtown, Stone Oak, La Cantera, and The Rim, with full fee-stack transparency at the top end.
• Moving Concierge, Utility, internet, and insurance setup framed around San Antonio's unique municipal utility stack, CPS Energy and SAWS.

We also publish free educational material on this site, including screening tables, fee breakdowns, neighborhood guides and market commentary.

3. Cost

Our service is free to renters. When a renter we introduce signs a lease, the apartment community pays us a referral fee. You are never invoiced, never charged a placement or consultation fee, and never charged if you do not lease. We do not offer a cash-back rebate.

4. No guarantee of approval or availability

We do not and cannot guarantee that any property will approve your application. Screening standards are set by each property and its management company and change without notice. Availability, rent, concessions and fees also change without notice. Every figure we publish carries a confirmation date and reflects conditions at that date only.

Application fees are charged by the property, are typically $50 to $75 per applicant, and are non-refundable regardless of outcome. We do not receive any part of an application fee.

5. Information you provide

You agree that information you give us about your credit band, rental history, background and income is accurate to the best of your knowledge. Inaccurate information leads to a shortlist that does not reflect your real position, which costs you application fees. We do not share your information with any property until you instruct us to.

6. Not legal, financial or credit advice

Content on this site is general information about how apartment screening works in San Antonio. It is not legal advice, credit counselling, or financial advice. Lease terms, Texas Property Code questions, eviction procedure, screening-report disputes, record clearing and SCRA questions should be taken to a qualified attorney. 7. Fair Housing

We comply with the Fair Housing Act and the Texas Fair Housing Act. We do not steer on any protected characteristic and we do not characterize neighborhood safety. Our full commitments are on the Fair Housing page.

8. Third-party properties and services

We are not the owner, manager or agent of the apartment communities we introduce you to, and we are not responsible for their condition, management, maintenance, screening decisions or lease terms. Any lease you sign is between you and the property. Links to third-party sites are provided for convenience and are not endorsements.

9. Website content

Text, tables, data and images on this site are the property of San Antonio Apartment Locators Group and are protected by copyright. Aggregate data published here may be cited with attribution and a link. Bulk reproduction or scraping for resale is not permitted.

10. Limitation of liability

To the fullest extent permitted by Texas law, San Antonio Apartment Locators Group is not liable for indirect, incidental, special or consequential damages arising from your use of this site or our services, including application fees paid to a property, a declined application, or a decision made in reliance on published market figures.

11. Changes

We may update these terms. Changes take effect when posted, and the "last updated" date at the top of this page will reflect them.

12. Governing law

These terms are governed by the laws of the State of Texas.
