Not all debt is weighed the same way
The most useful thing to understand about collections and judgments in apartment screening is that where the debt came from matters more than how much it is.
A $1,800 medical collection and a $400 balance owed to a former apartment are not comparable inputs. The medical collection is a soft negative at most properties. The rental balance can trigger a decline outright. That asymmetry surprises nearly every renter who encounters it, and it drives a lot of the advice on our credit-issues page.

Amount and age
Both matter, and age does more work than renters expect.

A collection from four years ago with a clean record since reads as a resolved episode. Three collections inside the last eighteen months read as a pattern, even if each one is small. Reviewers with discretion are looking at trajectory: is this person’s situation improving or deteriorating?
On amount, there is no universal threshold. What we see consistently is that a few hundred dollars of aged non-rental debt rarely decides an application on its own, while several thousand in recent debt shifts a file into needing an elevated deposit or a guarantee. Say it before they find it
If your file has a large or recent collection, put it in front of the reviewer with context, what it was, what happened, what you have done since. A reviewer who finds it on a report after you implied a clean file is weighing a credibility problem on top of a credit one.
The judgment that is not what it looks like
Worth separating out. A civil judgment obtained by a former landlord reads as rental debt, not as a general judgment, regardless of which court produced it. It carries the heaviest weight in this market and is the hardest single factor to work around.

Should you pay it off first?
Type-dependent, and worth thinking about rather than doing reflexively.
Rental debt: almost always yes. It is frequently the cheapest fix available and it moves you from “declined at most properties” to “reviewable at a whole tier”. Get a payoff letter.
Non-rental collections: it depends. Paying an old collection may not move your score meaningfully, and in some circumstances contact with a collector can restart a limitations or reporting clock. If you are considering it purely to improve an apartment application, talk to a qualified credit counsellor first. That is genuinely outside what a locator should advise on, and we will say so rather than guess.
A worked example
A renter with two medical collections totalling roughly $2,600 from 2023, a 618 score, $4,800 gross income, clean rental history, targeting $1,350.
At 618 the band already reaches Class A through second-chance. The medical collections are aged, of a type most reviewers discount, and unaccompanied by any rental debt. Practically, this file gets approved in a normal range with a standard-to-slightly-elevated deposit, and the renter has been worrying about the wrong variable.
Change one thing, make $400 of that owed to a former apartment instead, and the realistic set narrows sharply until the balance is addressed.
What to bring
