What I actually do here
I work the files most locators would rather pass on: credit under 620, a broken lease, a balance owed to a former property, a background record, or a thin file with no rental history at all. Those searches take longer and they fail more often than a clean-file search, which is exactly why they need somebody who has done a lot of them.
The work itself is unglamorous. I call leasing offices and ask what their current credit minimum is, whether their eviction policy is balance-dependent, whether they take a third-party guarantee, and what the full fee stack comes to. I write the answer down with the date. Repeated across the communities we work with, that becomes the San Antonio Screening & Cost Index, and the aggregates from it are what get published on this site.
Why the numbers are on the page
Because a renter who has already been declined somewhere does not need encouragement. They need to know where to apply next, and they need it before they spend another non-refundable $50-$75 application fee. Publishing the credit-band table and the fee stack is the fastest way to give them that, even the ones who never contact us.
It also keeps me honest. A number with a date attached is checkable. A claim like "we know the market" is not.
What I will not write
I will not tell you a neighborhood is safe or unsafe. Safety framing correlates with racial composition and is the clearest steering exposure a locator has, so we compare submarkets on rent, commute and inventory age instead. I will not tell you a criminal record is automatically disqualifying or automatically fine. I will tell you what a property's stated policy is. And I will not promise approval, because nobody honest can.
