PCS season runs through August, and our free BAH-aligned intake is open for it. If you have orders into Joint Base San Antonio, Lackland, Fort Sam Houston, Randolph or Camp Bullis, the whole search can run remotely before you arrive, at no cost to you.
Event window: now through August 31, 2026. Same-day response during posted hours, Monday to Friday 9 AM to 6 PM and Saturday 10 AM to 4 PM. After-hours intake is picked up the next business morning.
What “BAH-aligned” means in practice
Not that we sort listings by price. That the search is built against your actual allowance under the San Antonio Military Housing Area, MHA TX285, for your rank and dependent status, and against the full monthly cost, not the advertised rent.
That distinction is the whole point. Across San Antonio, valet trash, pest control, RUBS water and sewer allocation, billing admin and tech or amenity packages add 7-15% over base rent. CPS Energy is billed separately and peaks hard in a South Texas summer. A unit advertised comfortably inside your BAH can sit outside it once the mandatory stack is added.

Which base means which submarket
JBSA is four installations spread across the county, and the right answer for one is frequently the wrong answer for another.

What the remote process looks like
- Send orders, rank and report date. That is enough to start. Add anything on your file worth flagging. A thin credit record from being young in service is extremely common and completely workable.
- We map BAH against real submarket rents, all-in rather than sticker.
- Shortlist by gate and commute, with availability confirmed by phone rather than pulled from a syndication feed.

- Remote application and lease signing, with the military clause language requested before you sign.

A word on timing, since you probably have none
May through August is the worst pricing window of the year in this market. Peak PCS demand stacks on the school cycle, availability tightens and concessions thin out. December through February is the opposite, often a $2,000 to $3,000 difference over a lease term on the same unit.
If your orders leave you no flexibility, that is the normal case and we work with it. But there is one move available even inside a summer report date: ask for a 7-month or 17-to-18-month term. Either one pushes your renewal decision into the low-demand winter window instead of landing it back in June every year.
On the military clause
Wording varies between leases, and Texas Property Code §92.017 addresses early termination rights for service members in specific circumstances. What this costs
Nothing. The community pays a referral fee out of its marketing budget when a renter we introduce signs a lease. You are never invoiced, and there is no charge if your orders change and the search resets, which happens, and which we plan for.
