Do high-rise buildings screen harder than the rest of the city?

Generally yes. New Class A and high-rise product in Central tends to run the strictest credit minimums and income multiples in Bexar County, and several want 3.5x rather than 3x. If your file carries a complication, the historic conversions and older inner-loop buildings are the better first application.

Can I walk to work if I live Downtown?

From a number of Central buildings, yes. The Downtown employment core is 5 to 10 minutes by car and walkable from several addresses. Parking is the trade: structured parking here is frequently a separate monthly charge rather than included, which changes the true monthly cost.

Are there concessions in the urban core right now?

Yes. In a market near 10% vacancy, about half of San Antonio communities are running one to three months free, and newer Central lease-ups are among the most aggressive. Every special we quote carries a confirmation date because they expire without notice.

How does parking work in Central buildings?

Is the Pearl a separate submarket from Downtown?
