Apartments That Accept Bad Credit in San Antonio

Which San Antonio properties work with low scores, at what threshold, and how age and severity of derogatory marks change the outcome. Deposit and guarantee expectations included.

What “bad credit” actually means to a leasing office

Not a feeling, and not a single number. A property is running a screening product, TransUnion SmartMove, RentGrow, Experian RentBureau, CoreLogic or SafeRent depending on the management company, and applying its own threshold to the result. Which is why the same applicant gets approved at one property and declined at another on the same afternoon.

The bands below are the practical version of that, drawn from the communities we work with. They are the starting table on our credit-issues service page and the reason we publish them rather than gate them.

Why building age predicts your odds

More reliably than anything else. Roughly 18% of San Antonio’s rental stock, about 47,352 units, was built between 1980 and 1989. That older Class B and C product is where an on-site manager still has authority to review a file rather than defer to a software rule.

Newer Class A generally runs a fixed threshold set at the management-company level with no local override. It is not that the leasing agent does not want to help. It is that the system declines the application before a person sees it.

Practically, that means a 570 score should be applying in the 1980s stock along Bandera Road in Leon Valley, around the South Texas Medical Center, along Pat Booker Road in the Northeast, and across the wider Southside, not at a 2020-built community on Loop 1604.

Age and severity change the weight

Two files at the same score can land very differently.

Age. A four-year-old collection with nothing since reads as a resolved episode. Three derogatory marks in the last eighteen months read as a pattern. Reviewers respond to trajectory.

Type. Medical collections are commonly weighed more leniently than consumer credit debt. Utility collections sit in between. Rental debt is in a category of its own, a balance owed to a former property is the hardest single factor in San Antonio screening, and it is covered separately in property debt apartments. Amount. Matters, but less than renters expect on non-rental debt and much less than they expect on rental debt, where any balance can trigger a decline regardless of size.

The variable most people ignore

Income. At a low band, a reviewer with discretion is looking for something to justify a yes. Clearing 3x comfortably, or 3.5x, is frequently what does it. If you are at 560 with 4x income and a clean rental record, say all of that in the first sentence.

What a low band costs you, in money

Expect one or more of: an elevated deposit, often expressed as a multiple of rent rather than a flat figure; a requirement to carry a third-party guarantee; or a smaller set of eligible floor plans.

A worked example

A renter at 574, income $3,900 gross against a $1,200 target, one collection from 2024, clean rental history.

Applying cold at three newer Class A communities on 1604: three declines, three non-refundable fees at $60 to $75 each. Roughly $200 spent to learn the band.

The same file, routed properly: Class B and C stock inside Loop 410 where the policy permits case-by-case review, with the income strength and clean rental record put in front of the reviewer before the application. Approved at one, elevated deposit of about a month and a half. One application fee.

Nothing about the renter changed. The targeting did.

What cannot be fixed from here

We cannot raise your score, remove a mark, or override a management company’s hard floor. Credit repair is not something we do, and we would be suspicious of a locator who offered it.

What is genuinely actionable before you apply: clear any balance owed to a former property, document your income at its strongest, and line up a guarantee if your band suggests you will need one. Then apply where a person will read the file.

What credit score do I need to rent an apartment in San Antonio?

There is no single number, but the bands are consistent across the communities we work with. 650 and above opens nearly everything including new Class A. 600-649 reaches Class A through second-chance communities. 550-599 reaches Class B, Class C and second-chance. Under 550 is typically Class C only, and usually case-by-case.

Will a higher deposit help with bad credit?

Often, at properties with the discretion to take it. A larger deposit, a double deposit, or an accepted deposit-alternative product can offset a low band where a human reviews the file. It does not work at properties running a hard software floor with no override, which is most newer Class A.

Do older derogatory marks matter less?

Generally yes. Age and severity both soften a mark's weight. A four-year-old medical collection and a three-month-old charge-off do not read the same even at identical dollar amounts. Rental debt is the exception; a balance owed to a former property is weighted far more heavily than any other type.

Can I get approved at 500?

It is difficult but not automatically impossible. Under 550 the realistic set is Class C and second-chance communities with case-by-case review, usually with an elevated deposit or a third-party guarantee attached. Income strength and a clean rental history matter more at that band than at any other, because they are what a reviewer has left to work with.
