Renting Near JBSA: Lackland, Fort Sam & Randolph

Which San Antonio neighborhoods serve each JBSA base, drive times, and class mix near Lackland, Fort Sam Houston, and Randolph, with dated availability framing.

JBSA is four places, not one

That is the single most useful fact for anyone with inbound orders. Lackland is southwest. Fort Sam Houston is just northeast of Downtown. Randolph is out past Live Oak on the northeast side. Camp Bullis is far north.

The right submarket for one is frequently a poor answer for another, and a general “apartments near JBSA” search will produce a list that is wrong for three of the four. This page maps each installation to the submarkets that actually serve it, the geographic half of what our military and PCS service does. The budgeting half is on aligning your BAH to a San Antonio neighborhood.

What each corridor is actually like

Class mix and rent bands near each installation

Lackland & Southwest. Mostly 1980s and 1990s Class B and C with newer infill along US-90. Two-bedrooms run roughly $1,000 to $1,400, the lowest band on our map. The age profile means more communities here review a file case-by-case, which suits junior enlisted renters building a first credit record. Port San Antonio is 8 to 15 minutes.

West San Antonio. Largely 2010-and-newer Class A built around the Westover Hills employer base. Two-bedrooms $1,350 to $1,850. Newer finishes and stricter screening: expect a 600s credit floor and 3x income at most communities.

Northeast San Antonio. Newer Class A along Loop 1604 with a deep bench of 1980s Class B and C along Pat Booker Road and FM 78. Two-bedrooms $1,200 to $1,700. The corridor turns over on the PCS calendar, so availability swings hard by season.

East / Schertz-Cibolo. Newer suburban product, largely 2005 and later, with its own school district. Two-bedrooms $1,250 to $1,750. Screening runs closer to citywide Class A standards.

Central San Antonio. For Fort Sam and BAMC. High-rise and podium product plus historic conversions. Two-bedrooms $1,700 to $2,800. The highest band on the map, which is the constraint when budgeting against BAH.

Stone Oak. For Camp Bullis. Newest suburban Class A in the county, strongest three-bedroom supply, strictest screening. Two-bedrooms $1,550 to $2,300.

Gate and shift beat distance

A community three miles from a base but on the wrong side of a gate that closes at certain hours can be a worse commute than one six miles out. Tell us your gate and your report time. It changes the shortlist more often than the map does.

Rent bands are only half the budget

BAH has to cover the full monthly stack, not base rent. Across San Antonio, valet trash, pest control, RUBS water and sewer, billing admin and tech or amenity packages add 7-15% over base rent. CPS Energy is billed separately and peaks hard in summer.

Timing, if you have any

May through August is peak PCS demand stacked on the school cycle, tightest availability and thinnest concessions of the year, particularly in the Northeast and Southwest corridors where military demand concentrates. December through February is the opposite, often worth $2,000 to $3,000 over a lease term.

If your report date is fixed, ask for a 7-month or 17-to-18-month term so your renewal lands in the winter window rather than back in June.

Common questions

Which neighborhoods are closest to Lackland?

The Lackland and Southwest submarket, at 5 to 15 minutes off-peak via Loop 410 or US-90. It also carries the lowest two-bedroom band on our map, roughly $1,000 to $1,400 across the communities we work with. The West-side Alamo Ranch and Westover Hills corridor is the newer-stock alternative at 15 to 25 minutes.

Where should Randolph renters look?

The Northeast corridor, Live Oak, Universal City, Converse and Selma, sits 5 to 15 minutes from the gates via Pat Booker Road or FM 78. The Schertz and Cibolo corridor just beyond is 8 to 18 minutes and generally newer construction at a slightly higher rent.

How do base gates affect the commute?

Materially. Gate location, gate hours and peak-hour queueing change effective drive time more than raw distance does, and a shift starting at 0600 experiences a different commute from one starting at 0800. Tell us your gate and report time and we will factor both rather than quoting a map estimate.

Is Fort Sam Houston different from the other installations?

Yes, geographically. Fort Sam sits just northeast of Downtown rather than on the city edge, which puts Central San Antonio and the Alamo Heights and North Central ring within 10 to 15 minutes. Those are higher rent bands than the Lackland or Randolph corridors, which matters when you are budgeting against BAH.
