Pick the submarket by commute, not by reputation
The single most common regret we hear from renters who leased before talking to anyone is not about the apartment. It is about the drive. San Antonio is a ring-road city, and where you can sensibly live is almost entirely a function of which employment anchor you report to.
This guide maps the major employers to the submarkets that actually serve them. If you want the military version of the same exercise, that sits on military and PCS relocation, which handles BAH alignment as well as drive time.

The geography in one paragraph
Two ring roads and four highways. Loop 410 is the inner ring, roughly six miles out from Downtown. Loop 1604 is the outer ring, another six to eight miles beyond that. I-10 runs northwest to southeast, I-35 northeast to southwest, US-281 north from Downtown, and I-37 south. Wurzbach Parkway connects across the north, and Bandera Road and Culebra Road are the main northwest and west arterials.
Everything else follows from that. Employment concentrates at predictable points on the grid, and the submarkets that serve each one are the ones with a sensible route in.
Employer to submarket

| Employer / anchor | Where it sits | Best-fit submarkets | Off-peak drive |

| South Texas Medical Center hospitals, UT Health | Floyd Curl / Medical Dr | Medical Center; Leon Valley | 3-18 min |
| Downtown employers, City of San Antonio | Urban core | Central; Alamo Heights & North Central | 5-18 min |
| H-E-B corporate | Near Downtown / Southtown | Central; South San Antonio | 5-20 min |
| Valero | US-281 north corridor | Stone Oak; Alamo Heights & North Central | 10-25 min |

Off-peak estimates, confirmed July 2026. Peak-hour times on US-281, I-35 and I-10 run materially longer.
Ask yourself the shift question first
A 25-minute off-peak drive that becomes 50 at 8am is a different apartment than the same drive on a 6am start or a night shift. Before comparing rents, decide what hours you will actually be on the road. It changes which submarkets are realistic more than any other single input.
The three commutes people underestimate
Southbound US-281 into Downtown at peak. Stone Oak and far-north Bexar are lovely, newer, and have the best three-bedroom supply in the city. They are also 25 to 35 minutes from Downtown off-peak and considerably worse at rush hour. If you work standard hours Downtown, price this honestly before signing.
Southbound I-35 from the Northeast. Live Oak, Universal City and Converse are excellent for Randolph at 5 to 15 minutes. For a Downtown job they are 25 to 35 minutes off-peak and unpredictable at peak. Schertz and Cibolo are worse again at 30 to 40.
Cross-town, Northwest to Southeast. There is no fast diagonal. A Westover Hills address with a Fort Sam job means crossing the entire county. It is doable and people do it, but it should be a decision rather than a discovery.
Where the shortest commutes are
If minimizing drive time is the priority, three submarkets consistently deliver:
- The Medical Center for anyone in healthcare: 3 to 10 minutes to the hospital systems, with genuine studio supply for shift workers and the most short-term-lease availability in the city.
- Central San Antonio for Downtown employers, where several buildings are a walk rather than a drive. The trade is the highest rent band on the map and separately charged parking.
- Lackland & Southwest for the base and Port San Antonio, at the lowest rent bands we track.
What we do with this on a call
We take your work address, your shift, and your rent ceiling, and narrow twelve submarkets to the two or three worth applying in. Then we add the part the commute map cannot tell you: which of the properties in those submarkets will actually approve your file.
That combination, commute plus screening reality, is what makes the shortlist useful rather than just geographically sensible. It is free, and you can start here.
