## How Broken Leases and Evictions Show on Screening Reports

San Antonio Apartment Locators works the files that carry a rental-history flag - a broken lease, an eviction filing, a balance owed to a former property, or no rental record at all. This is the highest-intent of the three screening hubs, because renters who land here have usually already been declined somewhere and need a concrete answer from a team that talks to leasing offices weekly, not encouragement.

The single most useful thing to understand is this: **amount owed and age of the incident matter more than the label.** A “broken lease” with a zero balance from three years ago and a clean record since is a very different application from a “broken lease” with $1,400 still outstanding as of last month. Both get the same word on a listing site’s FAQ page. They do not get the same answer from a leasing office.

## Why Property Debt Blocks More Applications Than You Think

Because at a large share of properties the rule is binary. Any balance owed to a former property, at any amount, either declines the application outright or routes it to manual review. A $200 balance blocks nearly as effectively as $2,000, which is genuinely counterintuitive and which almost nobody tells renters.

The practical consequence is good news, though. If your balance is small, clearing it is the highest return on any dollar you will spend during this search. It can move you from “declined at nearly everything” to “reviewable at a whole tier of properties” for less than the cost of three application fees. If you cannot clear it, a documented payment plan with a written record is the next best position. The full playbook is in

## Which San Antonio Properties Still Review Case by Case?

Age of the building predicts it better than anything else. About 18% of San Antonio’s rental stock, roughly 47,352 units, was built between 1980 and 1989, and that older Class B and C product - typically one-bedroom and two-bedroom units in the $900 to $1,400 range - is where an on-site manager still has the authority to look at context. Newer Class A communities generally run a software rule from RealPage, Yardi or a similar platform with a hard threshold and no local override.

That is why the San Antonio Apartment Locators team routes rental-history files toward the inner-loop submarkets first: the Bandera Road and Loop 410 corridor around Leon Valley in Northwest San Antonio, the older stock along Pat Booker Road in the Northeast, the band of 1980s product in the Medical District around South Texas Medical Center, and the wider Southside. Not because of anything about those areas as places, because of what the buildings’ age implies about who makes the decision.

## Deposit and Guarantee Costs by Scenario

As of 2026, expect an elevated deposit in most rental-history scenarios, and a third-party guarantee requirement in the harder ones. A deposit alternative product such as Rhino, Jetty or Liberty Rent can substitute for cash at properties that accept them, and a guarantor product such as Insurent or The Guarantors can carry the obligation. Acceptance varies by management company rather than by class, so we confirm it before you build a plan around it. That comparison lives on

guarantees and deposit alternatives

## How Clearing a $600 Balance Changed Everything

A renter comes to us with a broken lease from 2023, $600 still owed, and a 610 credit score, looking at a $1,250 two-bedroom. Applying cold, most of that rent band declines on the balance alone. We tell them the $600 is the whole problem. They clear it and get a payoff letter. With a zero balance, a 610 score and a clean record since, the same rent band opens to a set of Class B communities that will review case-by-case, at an elevated deposit. The $600 they were avoiding was cheaper than the four application fees they were about to spend.

## What Falls Outside Apartment Locating

We cannot remove an eviction record, negotiate down a balance on your behalf, or overrule a management company’s blanket policy. Texas eviction law, court procedure and screening-report disputes are outside what we do. Those sit on our specialty site, and we will point you there rather than half-answer them.

What we can do is tell you which Bexar County properties - from Downtown San Antonio to the outer Loop 1604 submarkets - will review your specific file this month, what the deposit is likely to be, and what single change would most improve your position before you spend anything. That pre-application read is what our

does on every file, at no cost to you.

Why us for this

## Why renters bring this to us

### Amount and age, not labels

'Eviction' and 'broken lease' are labels. What a property actually decides on is how much is owed and how long ago it happened. We work the variables that move.

### The property-debt playbook

A $200 balance blocks nearly as effectively as $2,000 at many properties. Most renters do not know that. Clearing or documenting it is the highest-leverage move available to you.

### We know who reviews by hand

Roughly 18% of San Antonio's rental stock was built between 1980 and 1989, and that older Class B and C product is where on-site managers still make case-by-case calls.

### No wasted second decline

If you have already been declined once, the worst outcome is paying another $50-$75 to be declined for the same reason. We check the reason first.

### Honest about the ceiling

Some files will not clear anywhere in a given rent band this month. We say so, and tell you what would change it, rather than sending you a list to keep you busy.

### Free to you, always

The community pays the referral fee. You pay nothing at any stage, including if we cannot place you.

How it works

## How history searches run

1. 1

    ### We need the amount and the date

Not the story. Which property, what year, whether a balance is still owed, and how much. Those three facts place you on the table above.

2. 2

    ### Deal with the balance if there is one

Property debt is the hardest single factor. Clearing it, or getting a written payment plan and a payoff letter, is usually step one and changes what is possible immediately.

3. 3

    ### We match to case-by-case reviewers

We know which San Antonio communities have an on-site manager with authority to review context, and which run a software rule with no override.

4. 4

    ### We brief the office before you apply

A reviewer who hears the context ahead of the application reacts very differently than one who finds a flag on a screening report cold.

## Rental History: your questions

Can I rent in San Antonio with a broken lease?

Frequently, yes, and whether a balance is still owed is the deciding variable. A broken lease with a zero balance and a clean record since is workable at a meaningful number of Class B and C communities, and occasionally at Class A. A broken lease with money still owed to the former property is far harder, because it reads as property debt rather than as a lease that ended badly.

Why does a $200 balance matter as much as $2,000?

Because at a lot of properties the screening rule is binary: any balance owed to a prior property, at any amount, triggers a decline or a manual review. The dollar figure is not the trigger. The existence of the balance is. This is the single most misunderstood thing in apartment screening, and it means a small balance is often the cheapest problem you will ever fix.

What if I cannot pay the balance right now?

A documented payment plan is the fallback. Get it in writing from the property or the collection agency, keep the payment record, and ask for a payoff letter when it is settled. Some case-by-case reviewers will accept a documented plan in progress. It is weaker than a zero balance, but it is much stronger than an unaddressed balance.

How long does an eviction stay on my record?

Screening products commonly surface eviction records for seven years, and some go further. What changes over that period is weight, not visibility. A filing from six years ago with no balance and a clean record since reads very differently from one filed last year. We work the age and balance, not the disappearance date.

Is a filing the same as a judgment?

Not to every screening product, though many renters assume it is. A case that was filed and then dismissed or resolved is not the same as a judgment entered against you, and some properties distinguish between them. The procedural side of Texas eviction records sits on our specialty site rather than here. This page is about which properties will review the file.

Do I have to disclose a broken lease if I am not asked?

Applications generally ask directly, and screening reports surface it regardless. Answering honestly is the right move for a practical reason as well as an ethical one: a case-by-case reviewer who finds an undisclosed flag treats it as a credibility problem on top of a history problem. We would rather brief the office in advance than have them discover it.

Can a first-time renter with no history get approved?

Yes. No rental history is a different problem from bad rental history and is often easier to solve. Strong verifiable income, a qualified guarantor or a co-signer generally covers it, and communities with on-site managers tend to be the most flexible. Details are in our first-time renter guide.

What happens after a denial?

Find out the reason before you apply anywhere else. A denial for income shortfall has a different fix than one for property debt, and the wrong fix costs you another non-refundable fee. Once we know the reason, we can tell you whether it is addressable now, addressable in a few weeks, or a hard stop in your current rent band.

Can I find pet-friendly apartments in San Antonio with a broken lease?

Yes. Many of the Class B and C communities that review broken leases case by case also accept pets, often with a pet deposit or monthly pet rent added to the lease. Pet policies vary by management company and sometimes by breed or weight, so we confirm pet acceptance alongside screening criteria before recommending a property.

What shows up on a screening report after breaking a lease in Texas?

The prior property can report the broken lease to tenant-screening services such as RealPage, CoreLogic/SafeRent, or Experian RentBureau. Any unpaid balance, including a potential reletting fee, may appear as property debt. Both the broken lease flag and the outstanding balance typically surface for seven years. The balance is the variable that controls your next approval, not the label.

Question not answered here?

Send it over with your file details and we will answer it against current property standards, not a general rule of thumb.
