# What San Antonio Apartments Actually Cost Per Month

## The number on the listing is not the number you pay

Base rent is the largest line in your monthly cost and the only one most renters compare. Across San Antonio it is roughly 85 to 93% of what actually leaves your account each month, and the rest is mandatory.

That gap is the reason the “cheaper” apartment is frequently the more expensive one. A unit advertised at $1,275 with a $170 stack costs more every month than a unit advertised at $1,350 with a $45 stack, and nothing on a listing site tells you which is which. ## A worked example

A two-bedroom advertised at $1,394, the July 2026 San Antonio average for that unit type, at a Class B property.

## CPS Energy, and why it swings

San Antonio opted out of Texas electricity deregulation. CPS Energy is the sole electric provider, which means there is no plan to shop, no switching bonus, and no retail contract to compare. SAWS handles water and sewer where a property does not use RUBS.

The part that catches people out is seasonality. Cooling load dominates the bill here from roughly June through September, and a South Texas summer is long. The swing between a January bill and an August bill in the same unit is large enough to matter to a monthly budget, and it is larger in an older building envelope than in 2015-and-newer construction.

Which produces a genuine trade-off. A $75 rent saving in an older building that costs $60 more a month to cool between June and September is not really a $75 saving. We raise it before you sign, because after you sign it is just a surprise.

## Move-in cash is a separate calculation

Recurring monthly cost and move-in cash are different problems and people conflate them. Move-in typically means first month’s rent plus the fee stack, the security deposit, an admin fee, and the application fee, which runs $50 to $75 per applicant and is non-refundable regardless of outcome.

## Where this fits with concessions

The fee stack and the concession pull in opposite directions and you need both to compare two offers honestly. A property running two months free on a 12-month lease lowers your first-year average considerably; a heavy fee stack raises your every-month figure permanently, including at renewal when the concession is gone.

Across the communities we work with, valet trash, pest control, RUBS water and sewer, billing admin and tech or amenity packages typically add 7-15% over base rent. On a $1,300 apartment that is roughly $90 to $195 a month, or $1,080 to $2,340 across a twelve-month term, none of which appears on the listing.

Why is San Antonio electricity different from the rest of Texas?

San Antonio opted out of electricity deregulation, so CPS Energy is the sole provider for the city. There is no plan to shop and no switching bonus. It also means the bill follows a predictable municipal rate structure with a strong summer peak, which you should budget for rather than average out across the year.

What is a RUBS charge?

Ratio Utility Billing System. Instead of putting water and sewer in your name, the property receives one bill and allocates it across units by a formula, usually based on occupancy or square footage rather than your actual meter. It commonly runs $40 to $90 a month depending on class and unit size, and it is mandatory where a property uses it.

How do I get the full fee stack from a leasing office?

Ask for it as a written list of every mandatory monthly charge in addition to base rent, then ask specifically about parking, pet rent, and whether internet is bulk-billed. Asking 'are there any other fees' gets a vague answer; asking for the itemized recurring total gets a number you can compare.
