# Net Effective Rent Explained

## The definition, in one sentence

Net effective rent is what you actually pay per month once a free-rent concession is spread across the whole lease term. Listed rent is the sticker. Net effective rent is the truth, at least for year one.

The arithmetic is simple and the consequence is not obvious, which is why this catches so many renters. Understanding it is the difference between picking the cheaper apartment and picking the one that looked cheaper. It is also the reason our

## The worked example

Two real-shaped San Antonio options, both two-bedrooms, both twelve-month leases.

Unit A has the higher sticker price and costs **$1,800 less** over the year. If you had sorted a listing site by price ascending, you would never have seen it.

The formula, if you want to run your own:

**Net effective rent = (listed rent × term months − listed rent × months free) ÷ term months**

## The catch nobody puts in the ad

**Concessions are year-one only.** At renewal, you negotiate from the listed rent, $1,500 in the example above, not $1,250.

That is why renewal offers so often feel like a brutal increase. A renter who thinks of their rent as $1,250 gets a renewal at $1,530 and reads it as a 22% hike. It is really the concession expiring plus a modest increase. Budgeting for the listed rent from day one avoids that entirely.

> Some properties waive whole months, so months one and two cost nothing and every other month is full price. Others spread the discount evenly and you pay the net effective figure monthly. The total is the same; the cash-flow shape is very different, and it matters if your move-in budget is tight.

## Why this matters more right now

San Antonio is in a genuine renter’s market. Vacancy is near 10%, about half of communities are running one-to-three-months-free concessions, and Class A rents are down roughly 3.2% year over year. When that many properties are running specials of different depths, sticker-price comparison becomes actively misleading rather than just imprecise.

## Do not stop at net effective rent

One more step, and it is the one that changes answers again. Net effective rent covers the concession. It does not cover the mandatory fee stack, valet trash, pest, RUBS water and sewer, billing admin, tech and amenity packages, which adds 7-15% over base rent and does **not** get discounted by a concession.

The average monthly rent once a concession is spread evenly across the full lease term. If a $1,500 unit gives you two months free on a twelve-month lease, you pay $15,000 across the year, which is $1,250 a month averaged. That $1,250 is the net effective rent; $1,500 is the gross or listed rent.

Does net effective rent apply at renewal?

No. Concessions are year-one incentives to fill a unit. At renewal you negotiate from the listed rent, not the discounted average, which is why a renewal offer often feels like a large increase when it is really the concession disappearing.

Can a higher advertised rent actually be cheaper?

Yes, and it happens constantly in a market like this one. A $1,500 unit with two months free costs $15,000 over twelve months. A $1,400 unit with no special costs $16,800. The higher sticker price is $1,800 cheaper across the term.

How do concessions get applied in practice?
