## An absence, not a negative

If you have never held a lease, a property has nothing bad to look at. That is a much better starting position than most first-time renters assume, and it is worth saying plainly because the anxiety here is usually out of proportion to the difficulty.

## What substitutes for a landlord reference

## Guarantor or co-signer, know the difference

A **co-signer** signs the lease with you and is liable for the rent if you do not pay. They get screened, and their credit is exposed. Free, but a genuine ask.

A **third-party guarantee**, Insurent, The Guarantors, Leap Easy, is a paid product that performs the same function without involving a family member. It costs money and is not accepted everywhere.

## The two things worth doing now

**Document your income properly.** Not “I make about $3,800”. Three months of pay stubs or bank statements, and an offer letter if the job is new. Amount matters; provable amount matters more.

**Start building a rental record from day one.** Pay on time, every time, and ask at renewal whether the community reports rent payments to the credit bureaus. Some do. Twelve months of documented on-time rent transforms your position the next time you move, and it costs you nothing extra.

Can I rent my first apartment with no rental history?

Yes. No rental history is a different problem from bad rental history and usually an easier one. There is nothing negative for a property to weigh, only an absence. Strong verifiable income, a qualified guarantor or a co-signer covers it at a large share of San Antonio communities.

Do I need a co-signer as a first-time renter?

Not always. Strong documented income can stand in at many properties, particularly older Class B and C stock with on-site review. A co-signer or a third-party guarantee widens your options considerably though, and having one lined up before you apply is better than scrambling for one mid-application.

Which properties are friendliest to first-time renters?

Communities with on-site managers who review files, plus student-oriented product near UTSA where a first-time renter is the expected case. Newer Class A on Loop 1604 is the hardest, because an automated rule has no rental record to evaluate and defaults to a decline.
