# The San Antonio Winter Concession Window Is Coming

In a renter's market with ~10% vacancy, December-February carries San Antonio's deepest concessions. Here's how a winter lease can beat June by $2,000-$3,000.

If your move date has any flexibility left in it, this is the post worth reading twice. The San Antonio leasing calendar is not smooth. It has a peak and a trough, they are about six months apart, and the gap between them on an identical unit runs **$2,000 to $3,000 over a lease term**.

That window opens in December.

## Where the market sits as of July 2026

Some context first, because the seasonal swing is amplified by conditions right now.

Vacancy across the metro is near 10%. About half of the communities we work with are running concessions of one to three months free. Class A rents are down roughly 3.2% year over year. The luxury-to-mid-tier gap has compressed to about $180 a month. Average rent across all unit types was $1,273 in July 2026, with one-bedrooms at $1,095 and two-bedrooms at $1,394.

That is a renter’s market by any reasonable definition. It is also probably temporary: construction starts dropped roughly 80% in 2024, which means the delivery pipeline thins through late 2026 into 2027. The supply cushion currently producing these concessions has an expiry date.

## Why December through February is different

Two demand engines drive San Antonio’s leasing calendar, and both of them go quiet in winter.

The first is the PCS cycle. Joint Base San Antonio moves a large volume of people through May to August, and those renters are not price-shopping, they have report dates. The second is the school calendar, which pulls families and the UTSA population into the same window.

Stack those and May through August is the tightest availability and thinnest concessions of the year. Then both engines stop. December, January and February are the months when a leasing office has empty units, a quarterly occupancy target, and very few people walking in. That is when concessions get deep and when a leasing manager will actually negotiate on term length.

> Concessions are year-one only. A “two months free” offer lowers your first-year net effective rent; it does not lower the rent you renew at. Budget for the renewal number, not the promo one.

## What the difference actually looks like

Here is the same unit, leased in two different months. Advertised rent $1,450 in both cases.

## The lease-term trick nobody mentions

If your dates leave you no choice and you have to sign in summer, there is still a move available: **ask for a 7-month or a 17-to-18-month term.**

A standard 12-month lease signed in June expires in June, putting your renewal decision right back in the most expensive month of the year, every year. A 7-month term signed in June expires in January. A 17-month term does the same thing a year later. Either way your renewal negotiation lands in the window where the property has empty units and you have leverage.

Properties price short and odd terms differently, and some will charge a premium for a 7-month. Ask anyway. In a market at 10% vacancy, more of them say yes than you would expect.

## What to do with this if you are moving

**Moving in the next month or two.** Do not wait for December on the strength of this post, a concession you can confirm today is worth more than one you are guessing at in five months, particularly with the supply pipeline thinning. Take the current market seriously.

**Flexible between now and spring.** Aim at the December-to-February window and use the time to fix anything on your file that is costing you options. Clearing a balance owed to a former property is the highest-return thing most renters can do, and it takes weeks, not months. See

**Renewing rather than moving.** Your renewal offer is negotiable, and it is more negotiable in January than in June. Come to that conversation with current comparable net effective rents for similar units nearby. We will pull them for you at no charge.

## One honest caveat

Seasonality is a pattern, not a guarantee. An individual property in lease-up can run its most aggressive concession in August because it has 180 empty units and a lender to answer to. A stabilized building at 96% occupancy will not give you much in January.
